Do I pay first month’s rent and last month’s rent with my security deposit?
In most cases, we do not require the last month's rent to be paid upfront. However, in situations involving low credit or other extenuating circumstances, paying the last month's rent upfront may be required. -
How old do you have to be to apply?
All Applicants must be 18 years or older to apply. -
Is the deposit refundable?
Yes! All security deposits are refundable upon performance of the lease agreement. -
Who needs a cosigner?
In most cases, we do not require a cosigner. However, there are situations, such as lower or unestablished credit or minor criminal charges, where a cosigner may be needed. Cosigners will need to fill out an application and undergo the same screening process as the applicant. By law, cosigners are obligated to fulfill all financial obligations of the tenant if the Tenant fails to do so. If you're considering cosigning for someone, it's important to understand that you have the same legal obligations as the person on the lease. -

How do I pay rent?
Your first payment will need to be made in certified funds (cash, cashiers check, money order). You can also reach out to your Leasing Agent to see if we have any other options available for the initial payment.
After that, your monthly rent payments can be made in your Tenant Portal! Every Tenant in good standing will have 24/7 access to their portal where they can make payments and submit repair requests. We recommend making all payments using your banking info (account/routing number) when possible. We do have the ability to process credit and debit card payments through the portal. However, the processing company will charge an additional fee for each transaction.

I want to get a pet. What do I do?
Contact us! We love pets and we know that our Tenants love their pets as well. We will send you the correct paperwork, and send you any information that you may need regarding pet fees, pet rent, breed restrictions, and anything else that can help you! -

I want to move out, but my roommate wants to stay. What should I do?
Contact us! We will work with you and your roommate to help find the best solution. -
My lease expiration is coming and I want to move out. What do I do?
Reach out to us! Our lease requires a 30 Day Notice before moving out, and that the rent and any other charges be paid for that period of time. This is applicable whether your current term is month-to-month, or if you are approaching the end of your lease. We will happily work with you to make it happen. -
Who is responsible for paying for repairs & maintenance requests?
This depends on the type of repair!
The cost of the repair is the responsibility of the Tenant when the repair is deemed to be caused by the abuse, neglect, or misuse of the property. The cost of repair is also the responsibility of the Tenant when the home is damaged in some way by people who are not on the lease (including guests, delivery drivers, neighbors, break ins/attempted break ins). This is one of the reasons we require Tenants to carry a “Renter’s Insurance Policy” which usually costs about $10-$15/month.
When there are issues with the home that have nothing to do with the Tenant, the cost is the responsibility of the Owner. This would be things like a breaker going bad, roots growing in the main plumbing line, or a leak in the roof.
